A strategy design for the MSc Management in the Built Environment course Real Estate Management at the TU Delft in which students
are asked to design a 2040 real estate strategy for the TU Delft campus. After analysing the history of Dutch real estate, the current situation and the future needs
of the university, three strategy concepts were produced. After evaluation, this strategy design, "Modular Zero", was chosen to further develop.
Modular Zero has the motto; Grown and Reduce, Arise and Disappear and Adapt and Change. This sums the strategy up, as it is based on a completely modular network of
study, facility and connection units. This allows the university to adapts fast. This strategy addresses the challenges the university management is facing at the moment, such as
student housing shortage, large increase in student intake and deficiency of study space. Another focus is sustainability and resilience: this strategy
reduced maintenance costs by 51%, energy used by 80%, CO2 emissions by 37% and management costs by 55%.
